Recognised for our extensive experience in hospitality design and build, our new fast-track fit-out service brings together extensive expertise in an accelerated timeframe, perfect for projects taking place during the off season or between large events.
As an Official Local Supplier of Manchester City Football Club, Dawnvale was recently appointed to complete a fast-track fit out project at Etihad Stadium. With the busy football calendar leaving little time for major works, renovations or upgrades to be carried out, fast, efficient project completion is vital – especially when several areas need to be designed, fitted out and handed over.
Dawnvale’s in-house team worked closely with Space Invader design and Manchester City’s team to finalise every last detail for three major projects:
- To transform an unused space into a new pub, The Ardwick.
- Turn the underutilised South Stand concourse into a vibrant new space for fans to meet, eat and drink before kick-off and after the final whistle.
- Convert some of the South Stand concession space into a new restaurant and bar.
The Ardwick - 4 week fit out
Situated within the Etihad Stadium, the Ardwick replicates the traditional pub experience for fans. Created over the course of four-weeks, this project saw a formerly empty space reimagined as a social focal point.
With no existing structure to work from, the pub was created from the ground up with walls built, ceilings installed, all mechanical and electrical work completed, flooring installed, and wall finishes applied.
Fixed seating and traditional pub-style furniture completed the project.
Project key points:
- No existing structure
- Stud partitions & ceilings installed
- All mechanical & electrical works completed
- Wall & floor finishes applied
- Fixed seating and furniture supplied and installed

South Stand Concourse - 4 week fit out
Previously a large empty space with entrance/exit points, the stadium’s redesigned concourse area is a entertainment hot spot which offers fans a vibrant, fun, spacious area to meet, drink and enjoy a drink before and after games and other major events.
A brand-new concessions area includes a system designed to deliver 10 drinks at a time to enable a quicker service and cut down on time spent queuing, while bespoke seating and standing areas ensure a comfortable experience.
Multiple big screens were also installed, along with a DJ booth to heighten the matchday experience.
Project key points:
- Transformation of an empty space into a vibrant social hub
- Bespoke illuminated walkway entrances created
- All mechanical and electrical works carried out
- Wall & floor finishes supplied and fitted
- Bars and kitchen fit out
- Joinery packages

KITS Sports Bar - 6 week fit out
KITS Sports Bar perfectly demonstrates how an unusual and underused space can be transformed into a hospitality hot spot.
Formally part of the East Stand concessions and facilities, we began the complete reinvention of this space by removing all existing walls and concession installations. Due to the stadium shape, designing a completely new restaurant, including all the new M&E, kitchen, bar, furniture, and back-of-house installations all needed to be carefully planned.
The completed space is a bright, modern hospitality space which showcases some of Manchester City’s most iconic kits from seasons past. A self-service beer wall, with over a dozen different beer pumps is a clear focal point, while padded stadium seating, coffee machines, kiosks and soft drink dispenses ensure complete comfort for the entire 90 minutes.
Project key points:
- Full structural build
- All mechanical and electrical works
- Fixtures, furniture and equipment
- Joinery package
- Self-service beer pump system
- Fixed stadium seating and all furniture supplied and fitted

Manager's Corner - 6 week fit out
Working alongside the Space Invader design team, we transformed an empty space in the stadium into a 92-cover, Mediterranean-styled food and drink venue inspired by Manchester City’s great managers past and present.
The approach to this project was almost a mirror image of the Ardwick, which helped with efficiency in the planning stages but still required efficiency and team work to create a fully functional new restaurant within a very tight timeframe.
The Managers’ Corner has become one of Manchester City’s most popular hospitality venues and regularly sells out weeks before an event.
Project key points:
- Full structural build
- Stud partitions and ceiling installation
- Joinery packages
- Wall & flooring finishes supplied and fitted
- Bars & commercial kitchen fit out
